Common Issues With Your Commercial HVAC System

If you own or manage a commercial property, you know how important it is to keep the AC running smoothly. Your employees, customers, or tenants depend on the HVAC system functioning properly in order to conduct business in a comfortable environment. Here are some common issues seen with commercial HVAC systems:

An AC unit that’s running efficiently won’t make much noise at all. Unusual or unexplained noises could be an indication of an issue within the unit. Banging or clanking noises point to loose or broken parts. Buzzing sounds could come from a variety of issues, including loose parts, a dirty filter, debris in the unit, refrigerant leaks, a failing fan motor, and more. If you hear a screaming or high-pitched whistling sound, turn off the AC unit and call a technician right away.

Air conditioning is possible due to liquid refrigerants within the unit’s coils. If there’s a refrigerant leak or the level runs low, the HVAC system can’t produce cold air. This results in unpleasant indoor temperatures while the unit works doubly hard to cool the air. If the issue isn’t corrected quickly, it can lead to new and more expensive problems.
When commercial properties have AC issues, it’s common to think the issue stems from the unit itself. However, it’s just as likely that it’s a sensor issue with the thermostat. Thermostats measure air temperature to determine if the AC needs to turn off or on. If the air conditioning won’t turn on, turns on and off at strange intervals, or cycles constantly, the sensor could be knocked out of position. A malfunctioning thermostat will cause temperature fluctuations, raise your power bill, and push your unit to work harder than it needs to.
Minor air conditioning issues become major problems when you don’t stick to a regular preventative maintenance program. Dirty air filters restrict air flow, making the AC work overtime and causing the compressor or fans to wear out before their time. When service technicians check your system regularly, they can identify and fix issues before they add up to expensive repairs.
